Renovation and modifications

The tenant has no right to perform modifications or repairs without a prior consent of Koas. A consent may be granted, for example, for changing fixed furniture, installing window blinds and installing new furniture. In addition, a consent is always required for installation of a door peephole, safety lock, burglary protection bar, door chain or other burglary protections in the entry door of the apartment. All additional modifications made in the apartment must be left in place at the end of the lease.

A consent is not granted for painting or wall papering. If the tenant performs modifications in the apartment without a consent of Koas, the landlord has the right to demand the tenant to return the apartment to the original state or reimburse the costs caused by this. If any other damage is caused to the landlord, the tenant is responsible for reimbursing this too.
