Law and order

In addition to the Public Order Act and other statutory regulations, these rules and regulations, drawn up by the residents themselves, must be followed in Koas apartments and outdoor areas.

SECTION 1: SHARED AREAS

Entry doors are must be kept closed. When passing through, the doors must be closed to prevent unauthorised persons from entering the staircase.

Making noise in shared areas must be avoided and the areas must be kept clean and tidy. For fire safety reasons, bicycles, baby carriages and other equipment are to be stored in designated areas only.

Smoking is forbidden inside apartments and in all shared areas.

External antennas or advertising signs must not be installed without the permission of the house manager.

SECTION 2: OUTDOOR AREAS

Refuse and waste must be sorted according to the instructions and put in the waste containers.

Residents themselves are responsible for delivering their old furniture and home appliances to waste disposal centres.

It is forbidden to damage lawns and planted areas.

Parking is only allowed in the areas reserved for this purpose. Storing scrap vehicles is forbidden. Visitor parking places are for visitors only.

SECTION 3: APARTMENTS

Disturbing neighbours must be avoided. Nighttime silence is between 11 pm and 6 am on Fridays and Saturdays and between 10 pm and 6 am at other times. Exceptions to this rule are only allowed with the consent of neighbours.

Apartments must be cleaned and maintained with due care. Water leaks and other pipe and conduit damage must be immediately reported to the maintenance company. Residents of shared apartments are jointly responsible for the apartment’s shared facilities.

SECTION 4: BALCONIES / SHAKING DUST FROM TEXTILES

Balconies must be kept clean. Storing waste on and throwing down cigarette ends from balconies are strictly forbidden. Clotheslines must be placed so that they are not visible to the outdoor area.

Shaking dust from carpets, rugs and bedclothes is only permitted in common carpet racks or balconies meant for the purpose.

SECTION 5: PETS

Keeping pets is not allowed in shared apartments.

Pets must be kept on-leash outdoors and must not be allowed to disturb house residents. Pets are not allowed in children’s playgrounds or in their immediate vicinity and soiling of buildings or outdoor areas by them must be prevented.

SECTION 6: BREACH OF RULES AND REGULATIONS

Failure to comply with the rules and regulations may lead to liability for damages or cancellation/termination of the rental agreement. Anyone who causes damage to constructions or furniture or neglects cleaning is liable to pay full compensation.

No one is allowed to disturb the peace and comfort of others by inappropriate behaviour or otherwise. House residents must follow good manners that ensure domestic peace in other respects as well. House residents must ensure that their guests also observe these rules and regulations.
