Koas’ Rental System Will Change on February 1, 2026

After an extensive development project, we are excited to introduce our new rental and operational management system starting from February 2026! The goal of the system renewal is to provide our residents and applicants with smoother and more versatile services, especially through digital channels.

Resident Portal Will Change on February 4, and the Current Koas Booking Will Be Discontinued on February 1, 2026

How will this affect you?
The Booking system (www.booking.koas.fi) will be discontinued and replaced with a new resident portal.

  • The current KoasBooking will stop functioning after February 1, 2026, and any reservations made through it will no longer work from February 2, 2026 onwards. So please make bookings in the old system only until Sunday, February 1, 2026.
  • You can register and log in to the new resident portal starting February 4, 2026.
    You will receive a login link and detailed instructions for logging in and using the new portal by email during Wednesday, February 4. We will also publish the login link and instructions on our website that same day. Please note that registration requires strong authentication with Finnish online banking credentials. If you do not have Finnish online banking credentials, don’t worry — the instructions will explain what you need to do.
  • Your existing long-term reservations, such as parking spaces and storage units, will be transferred to the new system. However, please check in the new system after logging in to ensure your reservations are displayed correctly.

What should you take into account?

  • Various reservable facilities and services, such as laundries and saunas, will be out of use during the transition period from February 2 to February 4, 2026. Our aim is to keep the downtime as short as possible, but schedule changes are possible. Please prepare for the downtime by, for example, doing your laundry in advance!
  • Facilities that require entry via a keypad code will be unavailable from February 2 to 6.2.2026. We will remind you separately once the codes are active again.
  • Terminating your tenancy agreement will be moved to the new resident portal starting February 4.

On the new resident portal, you will be able to:

  • Make one-time reservations for washing machines, dryers, saunas, etc.
  • Book and cancel parking spaces
  • View the status of your rent and other payments
  • Read property-specific instructions and information
  • Terminate your tenancy agreement

We will release quide how to sign in and how to use new resident portal same time as we release the new portal at 4.2.2026

There may be temporary disruptions or limited functionality in the new system at first. However, we aim to minimize any inconvenience caused to residents.
